But I am guessing you have discounted these basic possibilities in your checks and the metering method is correct. So it would suggest a camera problem, like the iris is sticking ? Have you looked on the X100 forum? I am not on my desktop (where the link is) so maybe JK can provide the link if you don't know that forum?
